$1,000 / 3br - Room in house for rent (Hemet)

I have a room in a two bedroom house for rent on a monthly basis.
You would have to share the house with my wife and I, also a disabled veteran who lives in the garage.
We're quiet people so no guests allowed unless you notify my wife or I in advance and we're ok with it.
Were asking for first and last months rent, no deposit.
The rent would be 1000 a month.
The utilities would be split 3 ways, with you paying 1/3.
We have two cats but no other animals.
The room is the master bedroom and has its own private bathroom.
There's no washer or dryer currently.
Our fridge also broke and hasn't been replaced yet.
You can park your car in front of the house on the street.
