88 *General Responsibility:* \*MUST BE PREPARED TO PROVIDE A PROJECT LIST\* *Superintendent- Multi-Family Type V Construction* *PLEASE INCLUDE OR BE PREPARED TO SHARE PROJECT LIST* *Summary Duties and Responsibilities:* Responsible for performing a variety of duties to support the field operations of the Organization; Must be able to spend most of the day on his/her feet walking the project, directing the construction activities, being pro-active, taking written notes of what’s happening and what needs to happen.
Work with the subcontractors and governmental agencies for our mutual common good and benefit.
Implement specific procedures and policies; reporting (written and verbal) pertinent information to the immediate supervisor and project manager; responding to inquiries or requests for information.
*Significant Duties:* _The following essential functions of this position are performed personally, in cooperation with the supervisor, and/or in coordination with other staff.
Additional work functions and duties may be assigned.
_ * Act as the lead person in charge, providing oversight, being responsible, and taking responsibility for all field operations of assigned project(s).
* Manage subcontractors, including compliance with the contract scope of work and quality control.
Proactively work with the subcontractors to prevent, identify and correct problems.
* Provide leadership, supervision, and training to subordinate field staff, while maintaining open two-way communication.
* Maintain thorough understanding of all construction contract documents (including plans, specifications, reports, and contract scopes of work) necessary to execute the contract and build the project in strict compliance with said documents.
Notify the direct reports of any errors or lack of detailing necessary to execute the plans.
* Ensure construction is in compliance with applicable codes at all times.
Maintain resources for all code sources on site available for immediate reference and notify direct reports of any code questions or concerns that may arise, including but not limited to: building inspectors’ questions, code interpretation or possible plan errors or conflicts.
* Maintain a thorough understanding of governmental inspection processes for the local of the project(s) and foster good working relationships with inspectors.
Accompany inspectors during inspections.
* Prepare, implement, and update detailed construction schedules daily and provide to the project manager a weekly update the day before the scheduled on-site field meeting day.
* Prepare detailed daily logs of daily events and pertinent information, * Responsible for jobsite safety compliance and reporting of all accidents and injuries to the home office and direct reports immediately.
Prepare daily safety form in Procore.
Complete and submit time sensitive forms timely.
* Manage contract document changes issued from the home office.
* *Diligently collate/maintain three sets of plans at the jobsite including:* Permit set-contains the set issued by the building department with approved revisions issued during the construction.
Working set-contains the permit dated sheets and all revisions whether or not they were processed through the building department.
As-built set-contains the permit set, approved and unapproved revisions and redline notations for all actual changes made in the field.
During closeout help package a final record set including as-builts.
* Responsible for pro-actively overseeing subcontractor scheduling, while maintaining and developing good working relations.
* Participate in field meetings.
Be prepared for regularly scheduled weekly field meetings with the subcontractors and other HCC staff.
* Prepare and maintain dry erase boards with information.
* Participate as needed in the invoice approval process by including acknowledgement, as requested, if the invoiced work has been completed, and alerting the home office if there are issues with any of the subcontractors.
* In conjunction with Project Manager, initiate extra work orders when necessary.
Negotiate with the subcontractor regarding the scope and amount of work and submit to direct report for processing.
* Manage reparation of punch list forms, schedule pick up work and ensure timely and efficient completion.
* Accumulate and assemble MSDS manuals from each trade.
* Gather product specification information and manuals from shipping boxes to turn over to the project manager for insertion to owner’s manual.
* Responsible for the closeout of the project, site clean-up, bond releases, owner sign offs, etc.
* Implement and assist in updating procedures and policies as needed; ensure confidentiality of all company, vendor, and employee related information.
* Coordinate specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and accurate flow of information.
* Abide by employee handbook, current laws, organizational policies, and procedures.
* Respond to inquiries in a professional manner within a reasonable or given time frame and established procedures.
* Understand and implement the requirements of SWPPP according to the Department of Environmental Quality.
