We have cleaning people who come every other week to clean the common areas including bathrooms.
I do check credit.
With good credit, the deposit is the same as one month's rent.
Kitchen is shared, bathroom is shared.
Sorry no pets allowed and no smoking.
I try not to have too many rules.
