Thoughts on opening a Rehearsal Space in the Hi or Low Dez? (Hi/Low Dez)

Curios on how many bands are in need of a Rehearsal Space out here.
If you are, let me know where you are based and if lockout vs hourly would be preferred.
Also what you would expect to pay for either hourly or lockout.
What onsite facilities would you expect or would be cool (Snack bar/Basic Music store/Recording studio/Live Venue.
