Major Duties Performs work in at least two of the following trades in the maintenance and repair of grounds, exterior structures, buildings, and related fixtures and utilities: Plumbing: Makes plumbing repairs that can be accomplished by removing, cleaning, resealing, replacing defective parts or units of utility, supply, and disposal systems, and installs and modifies simple plumbing lines (PVC) in watering systems by laying out the lines, determining routing, etc.
, to ensure proper operation.
Installs water heaters, garbage disposal units, faucets, and sinks.
Carpentry: Uses skilled techniques to construct, install, repair, and modify wood and wood substitute structures and items requiring close tolerance fit and structural soundness.
Assembles items using a variety of joining techniques and are skilled in the operation of general and precision carpentry and wood working equipment and are able to produce finished products with precise fits, accurate dimensions and acceptable appearance.
Painting: Performs special coating methods such as marbling and graining using coating materials prepared in special as well as common ways and by applying coating techniques that ensure surfaces have a smooth textured and decorative appearance and meet thickness and level requirements.
Electrical: Repairs are accomplished by troubleshooting and recognizing the cause of faulty equipment.
removing, replacing, tightening, splicing, soldering, and insulating defective wiring, motors, pumps, controls, equipment, and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures, and poorly operating thermostats.
Observes required safety, sanitation, and hazardous waste disposal rules and regulations.
Operates vehicles to transport tools and periodically drives heavy diesel and electric lifts to job sites.
Provides World Class Customer Service with an emphasis on courtesy.
Assists customers and communicates positively in a friendly manner.
Takes action to solve problems quickly.
Alerts the higher-level supervisor, or proper point of contact for help when problems arise.
Adheres to safety regulations and standards.
Promptly reports any observed workplace hazards, and any injury, occupational illness, and/or property damage resulting from workplace mishaps to the immediate supervisor.
Adheres to established standards of actively supporting the principles of the EEO program and prevention of sexual harassment.
May be required to travel for temporary duty assignment.
Performs other related duties as assigned.
Qualifications Skills and Knowledge: Three years of experience that demonstrates knowledge in the applicable combination of trades work sufficient to perform the duties of the position.
Possession of a valid state driver's license.
Responsibility: Works under general supervision.
The majority of the work is performed independently where the incumbent makes decisions based on personal knowledge.
Physical Effort: Requires prolonged standing; stooping, bending, kneeling, climbing, and working in tiring and uncomfortable positions.
Lifts, carries, and sets up materials and equipment.
Lifts and carries objects up to 45 lbs independently and objects over 45 lbs with assistance.
Working Conditions: Work is performed both inside and outside, and incumbent is exposed to dirt, paint vapors and fumes.
Must wear issued protective gear.
